Booking & Cancellation Policy

Booking Your Stay

When you book your holiday at Signal House Coastal Retreat, you’re entering into a short-term letting agreement for the duration of your stay.
Your booking will be confirmed once we receive a 10% deposit (minimum £100) within 24 hours of making the reservation.

The remaining balance is due 4 weeks before your arrival date. You’re welcome to pay sooner or in instalments if preferred.
If payment hasn’t been received within 3 days of the due date, we reserve the right to cancel your booking and release the dates.


If You Need to Cancel

We understand that plans can change. If you need to cancel your booking for any reason — including illness or weather — please contact us as soon as possible by emailing signalhousecoastalretreat@yahoo.com or using the contact form on our website.

We’ll always do our best to re-let the property:

  • If the property is re-let, your deposit will be retained and any other payments will be refunded, minus a £75 admin fee.

  • If it’s re-let for a lower amount, your deposit will be retained and any balance refunded to match the re-let value, minus a £75 admin fee.
    All refunds are processed within 14 days via your original payment method.


Cancellation Timeline

Time Before Arrival What Happens
4 weeks or more Deposit retained. Any remaining balance refunded within 14 days. You can also re-book using your deposit (less £75 admin fee).
Less than 4 weeks Deposit retained. We’ll try to re-let and refund any re-let value, minus £75 admin fee. You can also re-book using your deposit (less £75 admin fee).
7 days or less Deposit retained. 50% refund minus £75 admin fee, or option to re-book using deposit (less £75 admin fee).
No show 100% non-refundable.

Covid-19 Restrictions

If UK Government restrictions prevent your stay from taking place, you’ll receive a full refund within 14 days via your original payment method.


Bookings Made Through Third Parties

If your booking was made via a third-party website (e.g. Airbnb, Booking.com), that platform’s terms and cancellation policy will apply.


Travel Insurance

We strongly recommend taking out comprehensive travel insurance that includes cancellation cover for illness, weather, or other unexpected events.
Guests without insurance accept responsibility for any losses due to cancellation.


If We Need to Cancel

In the unlikely event we have to cancel or amend your booking — for example, due to withdrawal of the property or other unforeseen circumstances — we’ll contact you straight away.
We’ll offer to transfer your stay to alternative dates or another property we manage. If this isn’t possible, you’ll receive a full refund of all monies paid.

If the cancellation is due to events beyond our control (such as government restrictions), a full refund will be provided, but Signal House Coastal Retreat cannot accept liability for any additional costs or compensation.
